68 Homes Preservation Project

68 Homes refinancing: a major $31M refinancing initiative of our growing small properties portfolio, which has already protected 95 families from displacement in Hyde Park and Roslindale with help from the city of Boston, Combined Resources Corporation (Jonathan Kaye and Milo Tavoliero) Blue Hub Capital, Property and Casualty Initiative, and the LIFE Initiative.

In 2022 we received encouraging letters from MA Development and MA DHCD and made our full application on January 19, 2023 to MA development. However, we are awaiting their decision. This $31M award will let us increase energy efficiency in our properties, upgrade many capital needs for tired buildings, and provide 15-30 years of stable affordable rentals to over 230 people.

We have received a $400,000 pre-development loan from CEDAC (Community Economic Development Assistance Corp) and have paid $144,000 to various contractors, architects, appraisers, and refinancing development consultants Matt Henzy and David Koven.
